There is no requirement for Building Consent for Simple Spaces, provided certain conditions are met.
We will provide guidance on these requirements to help you through this process.
XTENSION Spaces are designed and manufactured to meet Building Code.
The walls and roof are made from EXPOL Emperor Panel.
The doors and windows are double glazed, with aluminium joinery.
The floor is made of plywood, with EXPOL UnderFloor Insulation.
XTENSION Spaces include a plywood floor, with EXPOL UnderFloor Insulation.
Your XTENSION Space will require foundations or footings.
We can coordinate with our preferred suppliers, STOPDIGGING! to prepare your foundations prior to the arrival of your XTENSION Space for an additional cost.
Alternatively you can prepare your own foundations.
You can add any of our optional features to XTENSION Spaces.
If you would like additional changes please enquire about a custom design.
XTENSION Spaces are designed and manufactured with a skillion roof.
A gable roof is not available at this time.
Window and door styles and positions can be changed for Simple Spaces.
If you would like additional changes please enquire about a custom design.
The stud height is fixed for XTENSION Spaces.
If you would like additional changes please enquire about a custom design.
Electrical connections are included in all of our prebuilt Spaces.
Deliveries are available Auckland-wide for both kitset and prebuilt XTENSION Spaces, through our partners Hiab Transport, Crane & Cartage and FreightLift.
Our transport partners will work with you on access requirements.
All of our Spaces come with 10 year Materials and Workmanship Warranties.
We also offer customer support by phone and email.
Optional features are from external suppliers with their own warranties.
XTENSION Spaces are manufactured using EXPOL Emperor Panel.
All manufacturing waste (both steel and polystyrene) is recycled, allowing XTENSION to operate a zero waste model / closed loop manufacturing.
EXPOL Emperor Panels are 100% recyclable (both steel and polystyrene).
At the end of life you can fully recycle all of the panels from your XTENSION Space.
EXPOL Emperor Panel helps create an energy efficient environment, allowing for reduced heating and cooling costs and energy requirements.
XTENSION Spaces require very little maintenance.
XTENSION Spaces are watertight so the interior requires no maintenance.
The COLORSTEEL on EXPOL Emperor Panel is made to be durable and low maintenance, but still needs to be looked after.

A 50% deposit is required at time of order. The balance is payable prior to delivery.
We also offer finance.
We can help arrange finance for your XTENSION Space and optional features, through our partner TMF Finance.
We recommend that you notify your insurer prior to the addition of an XTENSION Space to your property.

Delivery
Whether you’re after a kitset or prebuilt XTENSION cabin space we will arrange delivery to its final location.
Deliveries are available Auckland-wide for both kitset and prebuilt units, through our partners Hiab Transport, Crane & Cartage and FreightLift.

We will work with you on individual requirements when you place your order to ensure delivery to your site is smooth and seamless on the day.
Consent Information
All building work done in New Zealand must comply with the Building Code, and a building consent is often needed. Building work that is considered ‘low-risk’ is exempt from needing a consent in certain circumstances under the Building Act.
Simple Spaces are designed and manufactured to meet the Building Code and do not require building consents, provided certain conditions are met, specifically:
- You must install smoke alarms if the detached building is going to be used for sleeping
- You need to consider the Building Code requirements regarding the disposal of stormwater from the roof of your building
- If the building is intended to be a sleepout in connection with an existing dwelling, and the waste water from the existing dwelling discharges to an on-site water disposal system (i.e. a sceptic tank), you need to check that the existing waste water disposal system has the capacity for extra persons.
- Always check with your local council to make sure your proposed building work does not have any district or regional planning implications taking consideration of maximum site coverage, yard or setback requirements, daylight access planes or permitted activities
- You need to confirm the location of any underground services that could affect the location of the build
If you are building close to boundaries, you need to consider the Building Code requirements regarding protection from fire, particularly in relation to the external spread of fire to neighbouring property.

Warranties
XTENSION Spaces come with a 10 year Workmanship Warranty and a 10 year Materials Warranty. We know that our products are built to last and through EXPOL have been trusted by kiwis for 40 years. You can rest assured knowing that your XTENSION Space is made from the best, by the best.
OPTIONAL FEATURE WARRANTIES
Please note that any optional features you choose from our brand partners will come with a separate warranty from that supplier and do not fall under the warrantees below. We only work with trusted suppliers and products and can help you with information during the design process.
Materials Warranty
1. Warranty Coverage:
We offer a warranty on the materials used in the construction of XTENSION buildings, subject to the following terms and conditions:
a. Duration:
The warranty period for our materials is ten (10) years from the date of purchase.
b. Scope:
This warranty covers any defects in materials used in the construction of XTENSION buildings, resulting from faulty workmanship or manufacturing defects. It includes but is not limited to:
Structural components, such as framing and roofing materials
Insulation materials
Electrical wiring and fixtures
Plumbing fixtures and fittings
Flooring materials
Doors and windows
2. Warranty Exclusions:
The following situations are not covered by our warranty:
a. Damage resulting from improper installation, misuse, neglect, or unauthorised modifications.
b. Normal wear and tear or cosmetic damage that does not affect the functionality of the materials.
c. Damage caused by natural disasters, fire, floods, earthquakes, or other external events beyond our control.
d. Damage resulting from failure to follow the recommended maintenance procedures for the materials.
e. Foundations supplied and installed by STOP DIGGING! As these are covered by the suppliers warranty.
3. Warranty Claims Process:
To initiate a warranty claim, please contact us at XTENSION. We will require proof of purchase and a detailed description of the issue. We reserve the right to inspect and assess the materials in question to determine the validity of the claim.
4. Remedies:
In the event that a valid warranty claim is approved, we will, at our discretion, either repair or replace the defective materials, or provide a refund for the cost of the materials.
*** Please note that any warranty work must be performed by authorised personnel designated by XTENSION. Unauthorised repairs or modifications may void the warranty ***

Workmanship Warranty
1. Warranty Coverage:
We offer a warranty on the workmanship of XTENSION buildings, subject to the following terms and conditions:
a. Duration:
The warranty period for our workmanship is ten (10) from the date of completion.
b. Scope:
This warranty covers any defects in the workmanship that result in the failure of the structural integrity or performance of your buildings It includes, but is not limited to:
Framing and foundation construction
Roofing installation
Plumbing and electrical installation
Insulation installation
Interior finishing work
2. Warranty Exclusions:
The following situations are not covered by our warranty:
a. Damage resulting from improper use, neglect, or unauthorised modifications.
b. Normal wear and tear or cosmetic damage that does not affect the functionality of the workmanship.
c. Damage caused by natural disasters, fire, floods, earthquakes, or other external events beyond our control.
d. Damage resulting from failure to follow the recommended maintenance procedures for the workmanship.
e. Foundations supplied and installed by STOP DIGGING! As these are covered by the supplier’s warranty.
3. Warranty Claims Process:
To initiate a warranty claim for workmanship, please contact us at XTENSION. We will require proof of completion and a detailed description of the issue. We reserve the right to inspect and assess the workmanship in question to determine the validity of the claim.

EXPOL Emperor Panel
Made with insulation at its core, EXPOL Emperor Panel offers superior performance in standalone buildings. Traditionally used for specialised areas such as sterile or climate-controlled zones. It offers amazing efficiency in additional living spaces such as our range of Simple Spaces and Living Spaces.
Emperor panel comprises outer skins of 0.59BMT pre-painted COLORSTEEL produced by NZ Steel, with a core of CFC-free expanded polystyrene foam containing flame retardant.
Two-Bedroom: Ideal for families, roommates, or those who desire extra space. This configuration offers two separate bedrooms along with a high-spec kitchen and a full-size bathroom, providing added comfort and privacy.
